Sandyford Water Network Upgrade

Uisce Éireann Growth and Development Programme

Uisce Éireann is upgrading the water infrastructure in Sandyford to support future growth and development in the area.

The works involve the installation of 920m of water mains to cater for the future growth and development of the wider Sandyford area. These works are being carried out as part of Uisce Éireann’s Growth and Development Programme and are expected to commence in late November 2025.

The section of works will take place at:

  • Carmanhall Road, from the junction with Carrig Road to the junction with Blackthorn Road;
  • Blackthorn Road between Carmanhall and Burton Hall Road junctions;
  • Burton Hall Road, from the junction with Blackthorn Road, as far as Nesta Business Centre.

This project represents an investment of €5.2 million and is being delivered to support existing and future developments within the community. It will provide the required water supply capacity to enable the potential future development of 5,700 new housing units, while also improving the supply capacity of the existing water network in the area, improving performance and reducing demands on the current network.

The works will be carried out on behalf of Uisce Éireann by GMC Utilities and are expected to be completed by summer 2026.

What are the benefits of the works?

The benefits of these water network works include:

  • Supporting social and economic development – This project will facilitate social and economic growth, including planned residential development.
  • Improving the water network – This project will upgrade the water network, increasing the capacity to deliver reliable, sustainable high-quality water services.
  • Providing a more resilient water supply – This project will improve the resilience of the water network, increasing connectivity to enable re-routing of water supply as required.

Will customers be affected by the works?

A phased Stop / Go traffic management system will be in operation to safely facilitate works. The works will start near the Nesta Business Centre and move in stages towards Carmanhall Road.

A temporary road closure will be required for a section of works at the junction of Blackthorn Road and Burton Hall Road. It is anticipated that this road closure will be in effect in early 2026 and all stakeholders will be notified in advance.

We understand that this type of work can be inconvenient and works crews will make every effort to minimise any disruption these necessary works cause.

Standard working hours are 9am to 11pm, Monday to Friday.
